Reservations can be made through our website, by phone, or via email. A booking is considered confirmed only after we receive the required deposit or full payment, as specified during the booking process.
We accept major credit cards, debit cards, and other forms of electronic payment. Full payment is typically required at the time of booking unless otherwise specified.
Cancellations must be made in writing via email. The following cancellation fees apply:
Refunds will be processed within 7-10 business days after the cancellation is confirmed. Processing fees and any non-refundable deposits will be deducted from the refund amount.
Check-in time is 4:00 PM. Early check-in may be available upon request and subject to an additional fee.
Check-out time is 10:00 AM. Late check-out may be available upon request and subject to an additional fee.
Guests are expected to treat the property with respect and care. Any damages or excessive cleaning required after check-out will be charged to the guest.
Each property has a maximum occupancy limit, which must be adhered to at all times. Exceeding this limit may result in immediate eviction without a refund.
All properties are non-smoking. Any evidence of smoking within the property will result in additional cleaning fees.
Parties, events, or large gatherings are not allowed without prior written consent from Heron Holiday Homes.
Guests are expected to observe quiet hours between 10:00 PM and 8:00 AM to respect neighbors and other guests.
Heron Holiday Homes is not liable for any injuries, damages, or losses incurred during your stay. Guests assume full responsibility for their actions and the actions of their guests.
Heron Holiday Homes is not liable for any interruptions or cancellations caused by events beyond our control, such as natural disasters, pandemics, or governmental actions.

Heron Holiday Homes reserves the right to modify these Terms & Conditions at any time. Any changes will be posted on this page, and the revised terms will take effect immediately upon posting.
These Terms & Conditions are governed by and construed in accordance with the laws of the state of Florida. Any disputes arising from these terms will be resolved in the state or federal courts located in Florida.
